Memberships are reviewed year over year based on the home’s condition, upcoming work, average monthly usage, and banked hour balance. If the home needs less support, we recommend a lower tier. If risks increase, we explain why a higher tier may be appropriate.

Bear Home Management is designed to handle routine maintenance, small repairs, work orders, inspections, documentation, and homeowner support. When a task requires a licensed trade contractor, permit, or specialty certification, the work is routed through the Bear Partner Network and documented inside BearTrack™.
Bear Home Management
Typically suitable for our in-house Home Maintenance Specialists when no permit or licensed trade work is required.

Verify Locally
These may be allowed in limited situations, but should be checked against county rules, permitting requirements, and insurance limitations.
- Replacing existing light fixtures, ceiling fans, switches, receptacles, or GFCIs
- Replacing faucets, P-traps, toilet fill valves, flappers, and supply lines
- Garbage disposals, appliance connections, thermostat swaps, and similar fixture replacements
- Any task where wiring, plumbing, or equipment conditions are unclear
Licensed Partner
Major repairs and regulated trade work should be performed by properly licensed and insured partners, with Bear Home Management providing oversight.

Major repairs are handled differently.
Roof replacement, HVAC replacement, water heaters, re-pipes, electrical panels, structural repairs, and major specialty work are not hidden inside the membership. Bear Home Management reviews proposals, coordinates trusted partners, monitors quality, documents progress, and protects the homeowner’s interests.
